During the summer between my first and second year at Georgia
Tech, I had the opportunity to apply many of my newly found analytic skills to
the hospitality industry. Working with
PKFC’s research team of economists, my principal project over the summer involved
the development of statistical models to project revenues and expenses for
hotels in fifty markets across the country.
By combining PKFC’s econometrically
derived forecasts for key hotel variables with separate models for each
market’s revenues and expenses, we were ultimately able to project changes to
net operating income for hotels in each market.
Using a combination of multivariate regressions and piecewise
regressions, we used PKFC’s 50,000 financial statements from the past 17 years
to provide a forecast for the hospitality industry at a level of detail not seen
before. The output from these models
allows hotel investors, operators, and managers, as well as industry analysts,
to forecast future performance with greater confidence.
In addition to the modeling projects, I spent time writing and editing PKF’s white papers. I also was able to become more adept at working with large data sets. |
